Dear Commercial Property Consultants, On occasion there are times when the efforts and quality of work are so impressive that one cannot help but stand in awe, take notice and give thanks! The cost segregation work for my Senior Living client is one of those times. To refresh, the client was under a tight deadline to file tax returns covering seven assisted living facilities spread across California and Nevada. Having used cost segregation on other properties in the past, he realized that significant benefits could be realized if cost segregation were used for these seven properties. Several months ago during a conversation with this then prospective client I planted the seed that we perform an engineering-based type study and we have the resources to "fast track" if needed. This was enough for the client to call me to ask about our services when he needed help. The client was first impressed with the CPC team's ability to turn around seven proposals in a matter of days. CPC then committed themselves to a very tight schedule to provide the tax numbers in a just a few weeks. This surely meant that the technical team had to shuffle their jobs and resources, work late into the night and work over the 4th of July holiday weekend. The result was that the CPC team met their delivery commitment and still managed to deliver reports of the HIGHEST quality in the industry. The client's previous cost seg provider performed residual studies. Our work has enabled this client to experience first hand the significant difference our studies can provide and the exceptional level of service we can commit to and deliver. During lunch with the client last week he stated how impressed he was with the CPC team's quality of work and the ability to provide speedy service when needed. He thanked us multiple times for delivering such fine work. After lunch the client gave me a tour of two other properties currently under construction (a 200-unit apartment complex and an elite retirement "resort").
